Over the years, you worked hard to own your home. Now there’s a way to put your home to work for you. There are two mortgage programs called Reverse Mortgage programs that enable you to tap into your home equity and supplement your retirement income with extra, tax-free funds.

· The Home Equity Conversion Mortgage (HECM), an FHA-insured reverse mortgage program.

· The Home Keeper Mortgage, a Fannie Mae (Federal National Mortgage Association) reverse mortgage program.

You can use a Reverse Mortgage to borrow against the equity you’ve built in your home. But unlike a home equity loan, there are no income, employment or credit qualifying restrictions, and there are no monthly payments to make. You do not repay the loan for as long as your home remains your primary residence.

A Reverse Mortgage is designed to help you manage your money after retirement. You can use the funds to supplement your pension or social security income, for home repairs, buying a car, even put it towards a vacation home. The amount you owe can never exceed your property value, so a Reverse Mortgage can never cause you to lose your home. The funds you receive during your loan term, plus any accrued interest, become due when you sell or vacate your home. When that time comes, any home sales proceeds in excess of the amount you owe your lender belong to you or your estate.

All we need to do is get a completed application, proof of homeowners insurance, last two years of taxes, and proof of any social security or pension plans you are receiving. There will be a class (only a quick seminar) that is required for you to take that helps even better inform you of the entire process. This is required by Lenders to protect you and make sure you informed and comfortable in the entire process.
